Cllr Jones opened the meeting and welcomed Ben Smith and members of the public.
Ben Smith had brought a set of plans for the proposed development at 1 Langford Lane. The plans are very similar to those houses already built at Underwood Court and the intention is to replicate this development in style, design and quality.
The first questions related to drainage. Foul and surface drainage would be completely separate. The hard surfaces would be either self-draining sets or permac (a water permeable tarmac). Where both the surface and foul drains joined the mains would rest with Yorkshire Water but it was likely to be Langford Lane and there was no intention of going through other properties.
Concern was expressed about screening garages 2 and 3 from the properties at the rear – BS Agreed to look at this. Neighbours asked whether it was possible for these 2 garages to be moved nearer the houses. BS agreed also to look into this put did point out that Highways Dept. may not allow as turning would be too tight. It was also requested that the pitch on Garage 1 should be turned through 90° as this would be less intrusive on the neighbour behind.
A tree had already been removed as it was dangerous, this would be replaced by three. All replacement trees would be semi mature. There would be a covenant applied to the site that it should retain its open woodland character. Covenants would also be applied to prevent the planting of leylandii. It was requested that the large conifer should be replaced as it was felt to be too large.
Discussion turned to the boundaries - the existing wall on Langford Lane is to remain. It is to be hoped that the old gateposts could be incorporated into the wall at the rear. The plan is for a mixed hedge to be planted at the back. There were a number of issues around this hedge and it was felt that the PC should ask for it to be a condition that the rear boundary is to be decided on site with the developers, PC and neighbours at the appropriate time.
It was also suggested that the PC should request a method statement regarding hours of working and traffic movements, noting particularly that Langford Lane can be very congested at school times.
